Rent in Moscow. Part 2 (Landlord)
Continuing the "Rent" series - today from the landlord side.
You can rent out an apartment in Moscow in different ways: by yourself or through platforms. We have used Yandex Rent for two years, and here is our experience.
What is convenient:
✍️ The service handles all showings and meetings with tenants.
✍️ It also handles apartment handover after move-out.
✍️ The contract includes a penalty for early move-out.
✍️ Damage is compensated: they make an inventory and photos before renting. We got reimbursed for two broken chairs this way.
✍️ Insurance is included in the cost.
What is less convenient:
✍️ The contract is official for 11 months. Tax is mandatory (4% for self-employed status). Money comes directly from Yandex Rent, so the tax authority sees everything.
✍️ Service commission is included in rent, so the apartment looks more expensive than competitors. The market is currently oversupplied, and even in August (peak season) we could not rent it out without reducing price.
