Barev everyone! Today is about everyday stuff: renting. Whether you are a landlord or a tenant, this word usually means hassle. Right now we are in both roles: renting in Yerevan and renting out an apartment in Moscow. Today is about us as tenants.

When we searched for an apartment, we started with list.am. The app is convenient: you can filter by number of rooms, price, and district. The downside is many fake accounts. Often realtors reply: you call about a specific listing, they say it is already rented, but "there are other options." We were unlucky with the app, so we turned to a realtor.

We did not choose a random one, we used a friend’s recommendation and never regretted it. Our realtor is Nikolay, and for us he is the top level of professionalism, friendliness, and charisma.

Cons: you pay a commission - 30-50% of one month rent 💰💰💰. Our realtor takes 30%.
Pros: you pick 5-6 apartments and see all options in one day; the realtor provides a car. Our realtor did not charge us commission on a repeat request.

In Armenia, personal income tax on rent is 10%, but many landlords do not pay it. So if you need address registration, a landlord who does not declare rental income may refuse.

Once you choose a place, you sign the contract, pay the commission, and move in. Our realtor organized the move and negotiated down the initial price. For our first apartment, he also arranged purchase of missing items: microwave, iron, vacuum cleaner. We were lucky with this realtor - not everyone does this.
